Typical Door and Opener Repairs
Torsion springs run above the garage door in the closed position and are the most ideal spring systems to have. We weigh the door and choose the correct springs to give you between 20-25k cycles instead of the industry standard 10k cycles.
If you have a TorqueMaster setup, you will have a bar that runs over your door but you cannot see the springs and may not know when they break. We replace the entire counterbalance system with a new torsion bar, spring pad, 25k cycle torsion springs, drums, end bearing plates, and cables.
We weigh the door and replace the extension springs and any other spring component that looks damaged like sheave pulleys, clips, and cables.
We replace the bottom rubber (astragal) and aluminum housing (retainer) if needed.
Replacing the vertical and horizontal vinyl seals with new white vinyl.
We replace the rollers with white nylon 11-ball bearing rollers. A four-panel door will typically have 10 rollers and cost $100.
If the door is off track, we will get it back on, replace broken hinges and often add a strut if significant damage has occurred.
Typical Door and Opener Replacement
We use LiftMaster professional grade openers. Currently it is the 83650 and will come with 2 remotes and a new wall button. If the wiring is not hidden in the walls, we will typically replace the exposed wiring and try to hide it the best we can. We're not a fan of stapling wires to the ceiling and instead use T-Rail stips to hide the wires. (No one else does this)
8' doors need a longer T-Rail and cost an additional $50 making it $600 total.
We really like the new 84505R from LiftMaster which includes a DC motor, bright integrated LED lights, and a built in camera. It comes with 2 remotes and a new wall button. In our opinion, if you can swing the extra $100, it's definitely the one to get.
